Combination, creation and conversion

Helping people realize their business vision is the job of a commercial broker. The recently opened Dunn Bros on West 7th is a great example of two parties connected to do just that. We matched the elements, brought the parties together and counseled the teams as they co-created the manifestation of their collective vision.

Here is the before photo of a building that housed a 100 year old flower business ready to go out to pasture. Now there is a vibrant floral shop and nationally branded coffee shop serving as a community anchor. Blending the old with the new. The new build out on the inside of the building is sweet. It will be the first of great adaptive reuses to properties on this block.

Adaptive reuse

Meaning that inspires us to find new uses for old structures. Sure, renovation can be more expensive than building new but isn't loosing the evidence of our father's vision so much more costly? How about a new spin on an old use? Think Musee D'Orsay.

New value to an old neighborhood

Development along the Hiawatha Light Rail is taking hold. Hyped for some time, both new living and working spaces are now emerging along the line. Commercial locations are have been revisited with new interest as the communities along the line gain traction in new residents, commerce and commuter traffic. Not only has new development sprung up but older buildings have found new commercial value as great "walkable" locations. One such location is this building across HWY 55 from Minnehaha Park.Adam Commercial has recently listed this building for sale or lease. To either an existing business looking to find new digs in an established location or a developer looking for a property in an evolving neighborhood, this property has great potential.

A different mixed-use

Residential/Retail, Res./Retail/Office, Office/Retail. What about creating new blends of commercial spaces that result in new kinds of mixed-use developments for people to interact and conduct business? How about a place that allows for healthy and social activities to have a profitable business model? Is that only an entertainment venue? What about hubs of commerce, like a farmer's market, or health club/recreation facility or a Kinko's that allows the individual to pursue their personal benefit while contributing to the larger entity. What other spaces can be created by mixing different users and commercial categories?
