A 3,000 square foot flower shop had been in business at the same location for decades. The building was purchased by an investor and Adam worked with new ownership to adjust the building site and floor plan to accommodate more tenants and thus allow for more revenue.
Adam procured the interest of a National coffee chain to consider the location. Historically, the coffee chain had put their stores into locations with architectural and community character. The 1960’s flower shop had an aesthetic fitting the coffee chain’s culture so Adam proposed and successfully negotiated terms of a lease on behalf of the landlord. Once the coffee shop was up and running along side the redesigned flower shop, Adam then procured new investors to acquire the 100% leased property providing cash flow to the new investors and a return for the original investor.
The lasting community benefit was an adaptive reuse of a previously sleepy flower shop into a vibrant community gathering spot were both tenants benefit from the cross-over traffic.
