The Fort

Taking it from concept up to construction.

Planned for the site of an old military facility, the Fort was a recreational, retail mixed-use facility development project. The designed facility included a combined seven acres of indoor and outdoor multi-use recreation space, music and entertainment space, retail shops, a concessions mall and spectator space in and around a historic cavalry drill hall.

The client’s objective was to develop and operate a premier sports and entertainment venue with a positive social purpose, a profitable commercial proposition and an adaptive reuse of a historic property.

The mission of Adam was to provide the plan, business model and program to build a profitable facility that would serve the region’s contemporary sports needs and to provide an environment of respect for young people.

The project required the detailed and lengthy process of working with both public and private parties to build a partnership to make the actual development possible and successfully manage the pre-construction activities.

Adam was successful in:

  • Soliciting an initial partnership for the project
  • Negotiating with government agencies to secure the property in a long term lease
  • Acquiring historic approvals for the design of the facility
  • Procuring seed investment and working capital
  • Securing commercial tenants and sponsorship partners
